Investing €13.6 Million to Create the Skanstes City Business District

By merging office buildings on Skanstes Street (formerly “SWH Office Center”) and Duntes Street (formerly “Duntes Nami”), the real estate fund SG Capital has created the Skanstes City business district.

A total of €13.6 million has been invested in the reconstruction and modernization of these office buildings. Skanstes City now offers nearly 50,000 m² of leasable space, including A- and B-class office spaces starting from 130 m².

“Taking into account our tenants’ business needs, we adapt spaces to their requirements and creativity. We have already signed lease agreements for 90% of the space, and our offices are home to both local and international companies, such as Krassky, Mintos, Bayer, Containerships, Kapitel, Moller Baltic Import, the State Audit Office of Latvia, and others,” says Harijs Švarcs, Chairman of the Board at SG Capital.

The new business district includes restaurants, healthcare providers, a kindergarten, scooter rentals, and car-sharing services. Skanstes City spans over 7 hectares, providing future opportunities for expansion with new office centers.

SG Capital Partners AIFP is a Baltic commercial real estate investment manager, operating in Latvia since 2016. SG Capital manages office buildings at Skanstes Street 50, Duntes Street 3, and Brīvības Street 39, with a total leasable commercial space of nearly 50,000 m².
